2404875 Alberta Ltd. has been the subject of court-appointed receivership proceedings in the Court of King's Bench of Alberta since August 13, 2026, brought under BIA s. 243 and provincial Judicature Act jurisdiction. CMLS Financial Ltd., as agent and custodian for Computershare Trust Company of Canada, ranks first and is owed an approximate $1,886,193.96 as at August 6, 2026, plus further accruing interest, costs and expenses on a solicitor and client basis. CMLS holds a CMHC-Commercial mortgage in the principal amount of $1,858,890 dated March 13, 2023 charging the Lands, together with a general assignment of rents and leases and a general security agreement of the same date. Gurpartap Dhaliwal, the debtor's sole director, gave a personal guarantee and is a co-obligor under the demand. A second mortgage in favour of Domain Mortgage Corp. was registered against the Lands without CMLS's prior written approval, a default under the Credit Agreement; Domain has separately applied to appoint MNP Ltd. as interim receiver of rents.
