As at the appointment date, the receiver estimated the debtor's property at $14,500,000 on the basis of the current listing price with a commercial realtor, against liabilities approximated at $15,274,775.17. Secured claims against the property were estimated at $7,800,000 to 1082476 Alberta Inc., $3,675,000 to Morgan Investments Group, $2,083,333 to Luxe London, $1,660,000 to Stercus Accidit and $56,442.17 to the City of Edmonton. Alberta Finance and the Canada Revenue Agency are listed as unsecured creditors at nominal amounts pending determination.

The Receiver took possession of the vacant, fire- and water-damaged commercial property, secured it and addressed vandalism, marketed it through CBRE for about seven months without an acceptable offer, and is now proposing a new 45-day sales process for Court approval.
