104 Ave (Edmonton) Development Corp. has been under court-appointed receivership since February 17, 2021, when 1082476 Alberta Ltd. obtained the appointment of MNP Ltd. as receiver under section 243(1) of the Bankruptcy and Insolvency Act, section 13(2) of the Judicature Act and section 99(a) of the Business Corporations Act. As at the appointment date, the receiver estimated the debtor's property at $14,500,000 on the basis of the current listing price with a commercial realtor, against liabilities approximated at $15,274,775.17. The Receiver took possession of the vacant, fire- and water-damaged commercial property, secured it and addressed vandalism, marketed it through CBRE for about seven months without an acceptable offer, and is now proposing a new 45-day sales process for Court approval.
