1680 Brimley Limited Partnership, together with 2808908 Ontario Inc. and Brimley Progress Developments Inc., the nominee registered on title to the Town Centre Place real property, has been under court-appointed receivership since September 10, 2025 under section 243 of the BIA. Principal secured creditor UBC Solutions Incorporated claims indebtedness of $78,862,624.38 as of March 14, 2025, plus accruing interest, fees and costs, under a land loan facility increased to $70,000,000 in February 2024 and secured by a first charge on the lands, a demand debenture, general security agreements and guarantees; demands issued February 11 and March 14, 2025 remain unresolved. Construction liens registered against title by Astro Excavating Inc. ($2,188,373.82), Astro Shoring Inc. ($875,597.45), A& Architects Inc. ($407,135.18), Reimar Construction Corporation ($363,005.96) and Otis Canada, Inc. ($282,500.00) are to be tested for validity, quantum and priority in a proposed Lien Claims Process. The Receiver has recognized CAFO Insurance's priority claim to unearned premiums after obtaining a legal opinion from WeirFoulds, but has received no funds.

1680 Brimley: the receiver wants the $24 million back
A $70 million land loan on 4.42 acres in Scarborough, approved for four towers and 1,591 units. When the receiver was appointed it found an open excavation with no insurance on it, books and records it still has not been given, and $24 million that had left the debtor's bank accounts for a related company before the proceedings began.
