Pro/Com Realty Corp. and 1983880 Ontario Inc. have been under court-appointed receivership since January 16, 2025, on an application by the lenders holding a charge over the debtors' vacant land at 3449 St. Joseph Blvd. in Orleans. The lenders — Laurentel Corporation, JCLS Capital Corp. (previously 2408371 Ontario Inc.), Peter Bashmakov, 1345791 Ontario Inc. and Kathrine Reid — advanced under a Mortgage Commitment dated December 12, 2022, secured by a charge registered February 10, 2023 in the registered amount of $3,250,000, a Site-Specific Security Agreement and a Beneficial Charge Agreement, both dated February 8, 2023. The loan matured March 1, 2023 and the debtors defaulted; indebtedness stood at $4,502,392.87 for principal and interest as of May 1, 2024, exclusive of legal fees, disbursements and accruing interest. Formal demand and a Section 244 notice were made May 23, 2024 and have since expired. The proceeding is active.
