Europa 2022 Inc. has been in a court-appointed receivership in Ontario since July 8, 2025, brought under section 243 of the BIA by Romspen Investment Corporation, which holds a first mortgage over the Europa properties securing a $5,460,000 loan made jointly to Europa, 2678518 Ontario Inc., Milborne Suites Inc. and 1518491 Ontario Inc. and guaranteed personally by Hunter Charles Milborne and Andrzej Kepinski. Romspen's payout statement put the balance at $5,701,413.29 as of June 15, 2025, following demands quantified at $5,605,414.87 in April 2024 and $5,632,500.48 in November 2024. On the 267 Ontario property, Romspen ranks third behind Quid Pro Capital Inc. and Celestial Property Development (East Mall) Inc., whose June 26, 2025 statement claimed $4,121,519.49 as of June 30, 2025. QPC, which sued for possession and foreclosure on February 18, 2025, consented to the receivership and is holding its own action in abeyance. Municipal tax arrears stand at $79,961.90 against the 267 property and $42,070.05 against the Europa property.
