Bronte Lakeside condominium project

Bronte Lakeside Ltd., registered owner of the Bronte Lakeside condominium project property, has been under court-appointed receivership in Ontario since December 2, 2025, on an application under s. 243 of the BIA. CMLS Financial Ltd., the applicant and senior secured creditor, holds a first collateral mortgage registered December 18, 2024 in the registered principal amount of $19,100,000, plus a general security agreement, a general assignment of rents and leases, and assignments of insurance, material agreements and a purchase agreement; its September 11, 2025 demand letter put indebtedness at approximately $18,515,023.50 as of September 10, 2025, excluding professional fees and net of a $625,581.09 interest reserve credit. Also registered on title are Town of Oakville tax arrears of $114,239.55 as of October 2, 2025 and $175,317.82 per a March 19, 2026 tax certificate, and construction liens by Trak International Green Energy Resources Inc. ($539,671), Brooklyn Contracting Inc. ($215,121), TM Platforms Inc. ($75,639) and OBW Equipment Inc. Westmount Guarantee Services Inc., Aviva and Liberty Mutual hold PPSA registrations over purchaser deposits under a June 23, 2022 deposit trust agreement with Chaitons LLP as escrow agent.
