1201-1215 Phillips Square Phase IV Development Limited Partnership has been the subject of a court-appointed receivership in Quebec since November 24, 2025, brought under section 243 of the Bankruptcy and Insolvency Act and provincial judicature legislation. The first ranking secured creditor, Computershare Trust Company of Canada, as trustee and attorney-in-fact for ACM Advisors Ltd. c.o.b. ACM Commercial Mortgage Fund, holds security over substantially all of the debtor's movable and immovable property under March 30, 2022 hypothecs each registered for $25,200,000.00, and reported a payout balance of $21,440,258.41 as at November 12, 2025, including $21,000,000.00 of principal as at November 5, 2025, $105,546.35 of accrued interest and $316,638.35 of yield maintenance. Societe en commandite Ipso Facto VII, the only other creditor registered on the RPMRR, ranks second on the immovable for a secured loan of $7,500,000.00, unpaid as at the filing date, and has issued its own demand letters. Brivia Family Investments Inc. is named as guarantor under the loan agreement.
